Is Water Testing Required?

There is no governmental regulatory requirement to test drinking water supply wells unless they are “Public Water Supplies”. This means they supply water to the public such as a trailer park, a church, or a day care center. That does not mean there doesn’t have to be any testing at all. For Real Estate closings, most lenders require some testing on drinking water supply wells. These requirements range from the FHA requiring Total Coliform, E. Coli, Nitrate, Nitrite, and Lead to a simple “potability” test for most house closings. In N.C., the “Potability” test is Total Coliform and E. Coli.
